This luxury apartment and retail / commercial lifestyle center is located on the south side of Charlotte. The nearly 80-acre site provided grading design challenges due to the underlying partially weathered rock and abutting wetlands. Retaining walls were required on portions of the site to extend the buildable area, while maintaining the “natural” aesthetics of the topography.
The civil engineering master plan covered 45 acres of mixed use office (60,000 square feet), retail (44,000 square feet) and residential (568 units) development. Within the master plan, Stewart provided full design services (grading, erosion control, storm drainage, water quality, etc.), permitting and construction phase services for all phases of the project.
Site infrastructure included private streets designed to municipal standards, public water and sewer and storm drainage, such as a regional storm water BMP that also serves the adjacent commercial development. The water line is 8,944 linear feet.
Also included in the design was pedestrian access to the public greenway over McAlpine Creek. Stewart designed a pedestrian bridge and the footpath from the retail node across the stream.
