Durham Innovation District, Southern Gateway

The Southern Gateway is the first phase of the Durham Innovation District consisting of two mixed-use office/retail buildings and a 1,200-space parking garage. Stewart performed the geotechnical engineering and surveying services prior to full site design, including planimetric and topo surveys of existing conditions, wetland and FEMA floodplain mapping, SUE to Quality Level B, right-of-way and easement plats, and public utility locating.

Stewart worked with the project architect, Duda|Paine, to obtain site plan approval and produce construction drawings for the project. The site required multiple Design Special Use Permits through the City of Durham’s Board of Adjustment as well as a text amendment to the Unified Development Ordinance.

Stewart also provided engineering services for the creation of erosion control plans, stormwater and utility plans, and landscape plans.

One challenge of this project that our team tackled was meeting the City of Durham’s form-based code for the site plan.
